    • For Owners: Managing rental property requires full time attention. Trying to manage your own properties, especially from a distance, is often a recipe for disappointment, frustration and financial loss. The laws change every day, market conditions change, courts allow tenants more rights and consideration, making it nearly impossible to keep up if it is not your full time job.... We do it every day!

      A good property manager is a firewall between the owner and the tenant. Our duties include collection of rent, responding to maintenance requests, creating marketing materials, advertising vacant properties, showing vacancies to prospective tenants, answering hundreds of phone calls and questions, doing credit and background checks, creating and getting leases signed, documenting property condition, posting legal documents, appearing in court (if needed), documenting rent collected, related expenses and providing monthly and annual reports to the owner. 

      For Tenants:  Although we represent the property owner, by law we must treat applicants and tenants fairly and honestly. We have found that by being accessible to tenants, telling them the truth and being responsive to repair requests everybody does better.

      We have many tenants that have been with us for many years. Others who have left town have contacted us about vacancies when they move back. Many current tenants refer their friends and family to us when they need a rental.
