    The Resident Benefits Program is designed to provide a suite of services, protections and conveniences to our Residents. Most features are included, a few are optional, and one is variable. The monthly cost of this package will be added to the rent for each property. Pricing is below.

    Utility and Maintenance Reduction Program (Included Benefit): Residents will receive the correct number and size of HVAC filters delivered to their door every 2 months. If your home requires 2 filters, 5 filters or 1 filter, the price is the same. Surveys have shown that changing filters on this schedule can save 15% or more on Heating and Air Conditioning costs. These will be high quality quilted filters with a MERV 8 rating. This means they catch particles down to 3 microns in size, like pollen, pet dander, dust, mold, and even some bacteria. All filters will be dated and must be installed upon receipt. Our experience has been that not every Resident changes filters often enough or even keeps a proper filter installed in the HVAC system. This can lead to premature failure of the system, or could require a $300 disassembly and cleaning by a service technician. This cost would be passed on to the Resident if it was found that proper filters and regular changing of them was not occurring. We don’t want that to happen, so we have designed this system to help keep things running well. Properties that have Evaporative Cooling systems will not receive new filters during the summer months. Filters will be adjusted to match equipment requirements if needed.

    Security Camera (Included Benefit): Each property will receive a security camera to use to observe the outside of the home or the inside, as the Resident prefers to use it. For use inside, the camera will work with daylight, artificial light, or night vision, (allowing it to record in a darkened room). For use outside, the camera should be installed looking out a window. Wherever it is used, the camera will sense motion within a specified zone and will automatically record and upload about 12 seconds of video and audio to the cloud (requires wi-fi in the home). A memory card will be installed in the camera for local recording, allowing 24 hour a day recording of HD quality video. The Resident should install the free app on their Apple or Android smart phone to set up the camera and to receive notifications of motion in its field of view. Setup takes about 5 minutes, with free support available from the manufacturer.

    Credit Reporting (Included Benefit): You can finally take advantage of your history of paying rent on time… Going forward, your rent payments will be reported to TransUnion and Equifax, (2 of the 3 major credit bureaus) every month. Getting credit for one of your most substantial monthly payments can increase your credit score 20-70 points, saving you $1000’s of dollars down the road on car loans, insurance rates and more. This boost in your score could even help you if you decide to purchase a home! A rent payment made just a few days late in any one month will not be reported negatively to the bureaus, as long as the rent is received prior to the reporting deadline. 

    Identity Theft Protection (Included Benefit): This product, powered by InfoArmor Inc., an Allstate company (yes, the “Good Hands” people) includes Identity and Credit Monitoring, with alerts for credit activity, monthly credit scores, and an annual credit report. The system also scans the Dark Web for evidence of compromise. If you experience fraud or identity theft, an in-house service team is available 24 hours a day to help you recover and restore your identity. A $1 Million insurance policy covers many of your out-of-pocket costs for restoring your identity. Refer to the actual policy document for coverage details.

    The credit reporting and identity theft service cost is tied to the number of people covered. Optionally, if there are adult children in a household, but they are not really paying the rent each month, they may be added on request at a small added cost so they may benefit from the boost in their credit history, plus they would receive the identity theft protection. Non–related parties renting a property together must all be covered. Basically, if they signed the lease and are living there, they will be covered.

    24/7 Maintenance Issue Reporting (Included Benefit): There is a Maintenance Request form on our website under the Residents tab. This form gets us the data required to act on the request. We found that often Residents would send us a text with their request, but with inadequate information for us to act, requiring follow up calls just to find out what was needed. We will be monitoring these emails 7 days a week. If we are awake and have access to our email, you can expect a response from us the same day.

    Home Buying Rebate (Included Benefit): Should you decide to purchase a home locally, we can help! If you purchase a home using us to represent you in the transaction, we will rebate up to $500 to you at closing. This may be used to pay closing costs (if approved by the lender), or may be paid after closing, and used towards new appliances, moving expenses, or other costs. Some Residents don’t want to let their landlord know they might be moving, but since we allow Residents to break their lease with our reasonable lease-break process, we don’t mind a bit! We have decades of experience representing buyers and sellers, and we can help you too! (Requires minimum $150,000 home purchase and 3% commission to buyer's broker for $500 rebate. Lower price or commission sales earn a smaller rebate.)

    NSF Fee Waiver (Included Benefit): This will allow a one-time waiver of the fee for a returned ACH or check within a 12 month period. This is a $35 benefit to the Resident.

    Utility Setup Concierge at Move In (Included Benefit): This service allows you to set up Gas, Electric, and Water (except Rio Rancho Water) utility services with just one phone call. This cuts your time waiting on hold sometimes from hours to just a few minutes with our concierge. They can also set up Satellite, Cable, and other services for you on request.

    Convenient Move In (Included Benefit): Move in whenever you arrive at your new home! No need to schedule to meet the manager during business hours. The manager will have already performed an inspection of the property and supplied you with a copy. The key will be left in a lockbox for you to access upon arrival. Do your own walk-through before you start to move things in, and compare it to the supplied report. If you find anything not listed, take a photo with your phone, and text it to us with a short description. We will add it to the move in report.

    Convenient Move Out (Included Benefit): No need to schedule a move out inspection with the manager when you’re trying to handle all the craziness of getting your things to your new home. Just deliver your keys to our office by your move-out date. We will do an inspection on our own schedule and supply you a copy. Take all the photos or video you wish prior to your departure for your own records.

    Automatic Rent Payments by ACH (Included Benefit): If you’ve ever experienced a check getting lost or delayed in the mail, (or just plain forgotten to mail it at all) and then getting charged a late fee, you know what a pain this can be. We set up automatic withdrawals from your bank account of choice. You get an email reminder about a week ahead of the payment date, a confirmation of the payment processing, and a payment receipt the following day via email. As long as sufficient funds are in the account, it just happens… There’s no check, no envelope, no postage, no going to the mail box, and no late charges if it does not get there by the due date.

    Reasonable Lease Break Process (Included Benefit): If you need to move for any reason prior to the expiration of your lease, we make it simple. Did you know that a judge can hold you responsible for continuing to pay the rent on an empty house until someone else moves in and starts paying the rent? Instead, if you need to break the lease, just give notice as described in the lease, then pay an extra month’s rent plus a small service fee, and move out before the end of your lease! It’s that easy!

    Split Rent (Optional Benefit): About 50% of our Residents opt to pay half their rent on the 1st and half on the 15th of each month, as it helps them with their cash flow. There is a small convenience fee for this option.

    Renter’s Insurance w/ Monthly Payments (Optional Benefit): Renter’s Insurance is required on all of our leases, and you can place it with any company you wish, as long as the policy meets our minimum guidelines. However, not everyone wants to pay 6-12 months of premiums all at once. We make available a renter’s policy with variable personal property coverage limits at a reasonable cost, and with monthly payments available. If you’ve been approved by us to rent a property, you are approved to obtain this insurance.

    Pay Rent by Credit Card (Optional Benefit): Sometimes life happens. Rather than pay a late fee because you had an unexpected expense come up before rent was due, you can charge your rent to a credit card! Contact your manager ahead of your rent due date to set up the payment. There is a small convenience fee charged by the processor for this service.
