• GOALS:  We understand your need to generate maximum income yet to maintain the best condition of your investment property. Everything we do is targeted towards that goal. We also remove you from the legal, liability, and rent collection headaches you may have experienced if you self-managed your property in the past. Some of our clients have even tried to self-manage from out of state, with predictably disastrous results. We have successfully taken over many such situations and turned the properties and tenant relationships into success stories.

    SHOWINGS:  Many property management companies conduct their showings by remote control, either checking out keys from the office or utilizing electronic lock boxes to provide access to prospective tenants. We believe this puts your property at risk, so we only show properties with a manager present. We never give keys to a prospect.

    BACKGROUND CHECKS:  While most PM companies do credit checks on applicants, we go further, verifying income, obtaining ratings from prior landlords, checking for prior evictions and doing national criminal background checks. Instead of having a one-size-fits-all metric of just a sufficient credit score as qualifying to rent, we use a 12-factor review of each application. The application is reviewed by our most experienced manager, not an hourly employee with no authority to use their judgment. We believe that doing the best application review limits having problems with the tenant down the road. 

    MAINTENANCE/REPAIRS:  We handle all maintenance and repair requests from the tenant. Repairs are made by appropriately qualified and licensed vendors, in compliance with state laws. Tenants are responsible for the cost of minor repairs. Often we can troubleshoot issues over the phone, or with a personal visit and solve problems without involving the expense of a contractor visit. You are always consulted first on major repairs or maintenance expenditures before they are performed. Our goal is to eventually return the property to you in the same or better condition than when we took over.

    POSTINGS/EVICTIONS:  Our track record on the need to post a late notice or perform an eviction is excellent. It has rarely been needed, due to our screening process, and perhaps, a little luck.... But when it is necessary, we handle everything for you, including court appearances.

    REPORTING:  Owners receive monthly statements of account via email. At year end we generate an annual compilation and tax reporting documents for each owner. Monthly net proceeds are electronically deposited by ACH into each owner's checking account. Each client has a private login for a web portal allowing access to financials, general ledger reports and images of every bill paid on behalf of the property.
