• Operational Changes in Time of Covid 19

  • At M&S Property Services, LLC our first priority during this time is the health and safety of our residents, clients, vendors and staff.  The information and direction provided by local, state and national government and health care professionals is changing daily. We will be adjusting our policies and procedures accordingly, in compliance with legal requirements and with an abundance of prudence and care. 

    As of this time we will taking the following steps:

    • Requests for emergency repairs or urgent items will be dealt with right away. Minor or non-essential type repairs may be put on hold for the time being.  If we determine that a non-emergency repair may be made without exposing residents or the vendor to unnecessary risk, we may proceed with such repairs at this time. Residents are asked to still inform management of any needed repairs in a timely manner.
    • We ask that residents inform us and vendors in advance of a visit if anyone in the household is displaying (or has displayed within 30 days) symptoms of Covid 19 or any other infectious disease. 
    • If a vendor arrives and is uncomfortable with the situation for any reason, they may depart at that time and make other arrangements.
    • If a resident prefers not to interact with a vendor in their home, they may make arrangements for the vendor to have access when they are not at home.
    • Note that certain emergency issues (such as an ongoing water leak inside a wall) must be dealt with in a expeditious manner so that further damage to the property does not occur.
    • We will be avoiding in-person meetings whenever possible.
    • Walk throughs - both pre move-in and post move-out will be performed by the manager without residents present. Residents will have the opportunity to provide their own photos and notes on property condition to the manager.
    • Both state and federal guidelines regarding evictions and late fees are currently in effect and will be followed.  
    • Residents who are having difficulty paying their rent on time should contact their manager ahead of time to discuss options.
