    M&S Property Services, LLC is owned by Marshe Inc., which is in turn owned by Mark T Fiedler and Sheila Nurse. The Mark & Sheila Team is well-known in the local real estate market after serving it since 2002. After the real estate crash of 2008 a lot of clients were having difficulty selling their homes for what they owed. In some cases they had to move right away for a job, and having a vacant home here for sale was a huge drag on their finances. So, in 2009 we opened M&S Property Services, LLC, as a property management company to address their problems.

    For those clients who were upside down on their mortgage, we were able to lease their homes out for a few years until their equity exceeded what they owed.  We were then able to sell the property for them without hurting their credit. In many cases the owner made a nice profit. In the meantime the property produced an income sufficient to pay their monthly mortgage and the owner received some great tax write offs. For those whose homes were for sale, we were able to temporarily place tenants on a month-to-month basis at attractive rents, but with the understanding that with a month's notice they could be asked to move. This provided some much needed income for the owner and below-market rent for the short-term tenant. A win-win!

    Over time investors would ask us to manage one property for them locally. Then when they bought another home, as they were happy with our work managing the first one, they gave us another to manage. Since then we have built up our client list and added to our services.  Due to Mark's experience with technology we have designed our systems and services to be very efficient, keeping our operating costs low. We have been able to pass this benefit on to our clients by keeping our fees well under the average in the area, yet our services to clients are second to none.

    With over 25 years in the real estate industry and over 45 years managing companies, Mark brings a wealth of experience to running this firm. After having dozens of employees in the past taking his time and attention, he now chooses to focus on servicing his clients personally rather than trusting and delegating that to others. Mark is a member of NARPM, the National Association of Property Managers. He also teaches classes to other real estate brokers, in the areas of income tax, business technology and organization.

It is common for an owner to have them obtain bids for pre-listing repairs and "sprucing up" of a property, supervise the completion, then to market and sell the property without any effort on the part of the owner (other than to approve bids).  Mark & Sheila only recommend repairs that, if done, will net the owner more profit at sale, not just a higher price.
