You must generally meet the following income standards to qualify for a rental with our company, or have available compensating factors. All tenant applications are judged on the same basic standards, one person or family at a time. The combined gross monthly income (before deductions) of all approved persons living in the rental (with qualifying income) should be at least three times the rental rate per month. If you have a lot of debt service or support payments to be made each month it might require more income to qualify. If you are self employed, your monthly gross sales amount does not represent your "income", as business expenses have not yet been deducted. We will need to review the previous year's Schedule C of your personal income tax return to support your stated income.
We understand the pets can be like members of the family. Where possible we accommodate pets in our rental properties. There may be an additional deposit or pet rent required. Certain breeds of dogs cannot be accepted due to insurance company objections. Emotional support or service animals are not considered "pets" according to federal law and are treated differently. Our accounting system requires that rent be paid directly by ACH (electronic payment) from an individual tenant's checking or savings account on the 1st of the month. We do not accept checks, cash or money orders for monthly rent. This policy can save you postage, time, and late fees (if your rent payment gets lost in the mail). If it helps, we can also split your rent payment, so half is paid on the 1st, and half on the 15th of the month. If you choose this option, there is a small service charge to cover our additional costs.
All leases require the tenant to obtain Renter's Insurance prior to moving in. The coverage must meet or exceed our minimum guidelines, and may be obtained from your choice of insurance company, or you may utililize a group plan that we offer. This provides you with $100,000 personal liability and $10,000 (or more) personal property coverage at a reasonable cost, with monthly payments available.
